A property sourcing site built on things you can check

Janette Lewis buys houses in South Wales from people who need a quick sale, and finds property for investors. She was launching the business formally under her own company, and her domain showed a Squarespace “Coming Soon” page. She needed a site that would make a worried homeowner trust a stranger with the biggest sale of their life.

The challenge

Anyone selling a house this way has usually looked at three or four “we buy any house” sites already, and most of them read like lead generation: a yellow badge, a giant phone number, an instant offer widget. The people Jan helps are often in the middle of a separation, a probate or mortgage arrears. They read carefully, usually on a phone, and they are looking for the catch.

The same site also had to win over investors, who want areas, stock, fees and compliance, stated plainly. The two groups arrive with different questions, so one page could not serve both.

What we built

A five-page site set against a photograph of a valleys terrace under open sky, written in Jan’s own voice, in the first person, the way she would explain it at a kitchen table.

01

Honest about the trade-off

The site says early and in plain words that the offer is below what an estate agent would list at, in return for a quick sale and no commission. It also says who the service does not suit. Competitors hide that, so saying it is what sets her apart.

02

A form that qualifies the lead

The seller form walks through the property, the reason for selling, the timescale, and any mortgage or loan secured on it. Jan gets what she needs to judge a case before she picks up the phone.

03

An investor page of its own

Investors get their own page, with the kind of stock, the strategies it suits and how she is paid, plus a criteria form covering budget, funding, strategy and the towns they buy in. It is how she builds her own investor list.

04

Credentials on the record

Company number, Property Redress Scheme membership, ICO registration and insurance cover, each listed with its reference and a link to the public register it can be checked on.

Plus a clear list of the postcode areas she covers, privacy and terms pages carrying the company’s registered details, and structured data that tells search engines what the business is and where it works.

The result

The site is live on Jan’s own domain, www.passionatelyproperty.co.uk, with the bare domain forwarding to it. Seller enquiries and investor criteria arrive in her own inbox, already sorted into the answers she needs.

3
public registers linked from the site, so a seller can check Companies House, the Property Redress Scheme and the ICO for themselves before they get in touch.
